Re-Use of Metal Flashings on Asphalt Shingle Roofs: Best Practices

What Are Metal Flashings?

Metal flashings are critical components of an asphalt shingle roofing system. These include drip edge, rake edge, ridge vent, valley, step, base, and counterflashings. They are installed at roof terminations, junctions, and penetrations to divert water down the roof plane(s) into gutters, downspouts, and away from the structure, helping to prevent moisture infiltration.

Can Metal Flashings Be Reused When Reroofing?

Yes, metal flashings can sometimes be reused when reroofing, but GAF recommends replacing all metal flashings whenever possible. If you choose to reuse existing metal flashings, it’s crucial to identify any potential issues that might affect the integrity of the new asphalt roof shingle system.

Inspection and Considerations for Reusing Flashings

  • Qualified Inspection: Flashing metal should be inspected by qualified personnel to determine if its anticipated service life will correspond to the anticipated service life of the new asphalt shingles.
  • Condition Check: Existing drip edge, vent flashings, step, and counter-flashings may be reused if they are in “like new” condition, meaning they show no signs of excessive wear, damage, or deterioration (e.g., corrosion, rust, scoring, tearing, or any physical damage from the roof tear-off).
  • Full Removal: Removing all metal flashing allows roofing professionals to fully inspect the roof deck and identify problem areas that should be addressed during reroofing.
  • Size Compatibility: The new shingles may not be the same size as the old shingles. Flashing sizes must correspond with the size required by the new shingle product.
  • Step Flashing Length: Step flashing length must match the design and size of the new asphalt shingles. If the new shingles require a different size flashing, the existing flashing must be replaced regardless of its condition.
  • Potential Damage: Metal flashing may become damaged during removal or when the overlaying or underlying asphalt shingles are removed.
  • Material Requirement: Existing plastic flashing is not acceptable and must be replaced with non-corroding metal flashing.

Warranty Considerations

Reusing existing metal flashings does not void the GAF Shingle & Accessory Limited Warranty, which covers manufacturing defects. However, any damage due to reusing existing flashings is not covered under the terms and conditions of the limited warranty. The warranty does not cover the workmanship of the roofer, the design of the roof, or the installation/performance of the roof deck. Advance approval to reuse metal flashing is required if enhanced warranty coverage is sought. GAF assumes no responsibility for code compliance.

Conclusion

While reusing metal flashings can be an option, it is essential to carefully inspect and consider the condition, compatibility, and potential risks. Following these best practices ensures the longevity and performance of your asphalt shingle roofing system.
